There’s a lot of different information out in the media Frank, with lots of news outlets saying now is the time to sell. However, some are reporting conflicting info. When it comes to the North Brisbane property market, what’s your take on things?
Right now, we are seeing really incredible benefits for people choosing to sell their properties at this time. There’s a lot of positive factors working for both buyers and sellers that is creating a fantastic time to be on the market.
One of the biggest factors right now we are seeing is increased activity from people looking to buy. In fact, due to the increased activity through the relaxation if lending criteria and the low interest rate environment, there’s a high number of active buyers looking for something right now.
This is a big win for sellers, with more eyes and interest on their property leading to quick sales and strong sale prices.
What type of results are you actually seeing on the market?

For postcode 4020, over the last 30 days the ‘Average Days on Market’ is down by 26.74%, meaning properties are selling fast.
One of most recent case studies that comes to mind is a property Kindred Property Group sold in Justins Crt, Rothwell.
The property was sold in 10 days for 3% more than the top of our sales estimate. This was achieved through great marketing, the current environment, and the competition we were able to create around the sale which in turn got the owners a higher than expected market price.
What can we expect over the next few months for the North Brisbane property market?
We are expecting to see a significant increase in migration to Queensland from our southern neighbours once the borders open properly.
In fact, at Kindred, we are already seeing an increase in activity which is directly translating to solid price performance and a reduction on days on market, especially for well promoted properties.
What is the advice you would give someone thinking of selling right now but are hesitant due to COVID-19?
If your home no longer meets your requirements, now is as good a time as any to make the change. The average time on market should reduce the stress associated with selling.
